The taxes you pay on real estate that you own is based upon the assessed value the governmental taxing body assigns to the entire county. All county, school and local taxes are based upon this estimation of value. If this estimation is correct, you pay the correct amount of taxes, usually in your monthly mortgage payment. If this estimation is not correct, then you pay an incorrect amount in taxes, usually too much.
Even in times when real estate is enjoying an increase in value, a very large percentage of properties are over-assessed, which in turn means you are being over taxed. In today's economy, with real estate values in decline, it is our opinion that the majority of properties are over taxed.
It is not the responsibility of the government to insure that your property is not over-assessed! It is your responsibility.
